Question 1

Will you list my house on the MLS or buy it?

Accepted Answer

Great question. We aren’t going to list your house; we’re the ones who will buy it. We are professional home buyers: We buy houses Maryland that meet our purchasing criteria.

Question 2

Are you a wholesaler?

Accepted Answer

Wholesalers offer to buy houses, so they sound like they have a similar offer that we’re making. But here’s the difference: A wholesaler is just a middleman. They put the house under contract and then assign the contract to someone else who has the money. Wholesalers don’t often meet face-to-face (they usually call and give offers over the phone) and may also not pay as much as we do. You’ll know we’re the actual buyers of your house because we don’t have an “assignment clause” in the contract and because we’ll go to your home and meet you face-to-face.

Question 3

Do you pay fair prices for properties?

Accepted Answer

Many of the houses we purchase are owned by people who don’t want to sell their house through an agent, perhaps because they don’t want to pay to fix up the property, wait while an agent tries to find a buyer, or pay an agent’s fees. Many people who sell their house through an agent discover that they’re not really ahead of the game after all the waiting and expenses are added up. We take a different approach: we’re the buyers, and we can buy in “as-is” condition, as fast as you want, with no fees or commissions to pay. Therefore, we can offer a lower price on the property, but you can sell faster with no hassles or costs! It’s an option that has worked for many of our clients… and you can find out how much we’ll pay with our no-obligation cash offer BEFORE you make any decisions.

Question 4

How do you determine the price to offer on my house?

Accepted Answer

Great question, and we’re an open book. Our process is straightforward, and we’re committed to transparency here at Direct MD Cash Buyers. We look at the property’s location, what repairs are needed, the current condition, and the values of comparable houses sold in the area recently. As you know, house values have taken a massive hit in the last 5 years, and most areas still haven’t seen prices rise. We consider many pieces of information… and create a fair price that works for us and you.

Question 5

Are there any fees or commissions to work with you?

Accepted Answer

This makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit, we’ll buy your home (and we’ll often pay for the closing costs, too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit once we buy the house from you… The responsibility is ours, and you walk away without the burden of the property and its payments… and often with cash in your hand.

Question 6

How are you different from a real estate agent?

Accepted Answer

Real estate agents list properties and hope someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide an excellent service for those who can wait 6-12 months to sell and don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company buys houses. We don’t list houses. Since we’re buying the house from you, and we pay with all cash… we can decide to buy your house within a couple of days (sometimes the same day). Again, we make our living by taking the risk of purchasing the house with our cash, repairing it, and marketing it ourselves to find a buyer (which is the hard part in this market).

Question 7

Is there any obligation when I submit my info?

Accepted Answer

You have absolutely zero obligation. We’ll look at things once you tell us a bit about your property. Maybe we can set up a call with you to find out a bit more and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you or harass you… It’s 100% your decision, and we’ll let you decide what’s right for you.

Question 8

Will you just give me an offer over the phone?

Accepted Answer

No way! After completing more than 3,000 real estate transactions, we know how important it is for our clients to deal with local experts. (People who give offers over the phone often don’t live locally and therefore don’t understand the local market or how much to offer.) We believe in the trust and rapport you get from meeting face-to-face, shaking hands, and looking each other in the eye. It’s the ONLY way we do business!

Question 9

Can I sell a house with outstanding issues for cash?

Accepted Answer

Yes! We buy houses in Maryland with every problem under the sun… tax liens, title issues, structural damage, outdated systems, you name it. Our cash offers account for these challenges upfront, so you get an honest number without surprises later. Your Maryland house sells exactly as it sits today!

Question 10

How do cash buyers verify their funds?

Accepted Answer

Legitimate cash buyers like us provide proof of funds before making offers. When we say we’ll buy your Maryland house, we show bank statements and financial documents confirming we have the cash ready. This distinguishes serious buyers like us from time-wasting middlemen.

Question 11

What happens during a cash buyer’s property evaluation?

Accepted Answer

Our team visits your Maryland house for about 30-45 minutes to assess its condition. We look at the structure, systems, layout, and needed repairs. This quick walkthrough helps us formulate an accurate cash offer. Unlike traditional inspections, we don’t require you to fix anything!

Question 12

Do cash buyers conduct title searches?

Accepted Answer

Yes! We perform thorough title searches when buying houses. This research reveals any liens, judgments, or ownership issues that might complicate your sale. Our experienced team addresses these challenges directly. We often clear title problems that would derail traditional sales.

Question 13

How quickly can I close on a cash sale?

Accepted Answer

Extra fast! We buy houses as-is in Maryland with closings as quick as seven days if you need immediate cash. Many sellers prefer two to three weeks to organize their move. The timeline remains entirely your choice. We adjust our schedule to match your needs.

Question 14

What fees are removed with cash sales?

Accepted Answer

When we buy your Maryland house, you pay zero real estate commissions (saving 5-6%), zero closing costs (saving 1-3%), zero repair expenses (often saving $5,000-$50,000), and zero staging or preparation costs. These savings add thousands to your bottom line!

Question 15

How does a cash sale simplify the selling process?

Accepted Answer

Traditional sales involve listing, staging, showings, negotiations, inspections, appraisals, financing, and countless opportunities for failure. Our cash house buying process involves just three steps: Contact Us, get an offer, accept, and close. We handle all the complications while you focus on your future!
